NIST - Collapse of WTC Towers 1 & 2 (PDF - 18.14Mb) - National Institute of Standards and Technology released this final report in September 2005. This report does not cover the collapse of WTC building 7. According to their website, they will produce a seperate report on building 7 'when it is available'. We're still waiting.
